First Time Pool Owner Lessons Learned from a Large Older Pool
I knew owning a pool would come with maintenance. I did not know it would come with a crash course in old construction methods, underwater caulk chemistry, hydrostatic pressure, Pebble Tec repair, and the humbling reality that “quick weekend project” is often a lie.
We became first-time pool owners last July when we closed on our home. The pool was one of the features that made the house special, but it was also clearly going to need attention. It is not a small backyard plunge pool. It is roughly 20' x 40' and holds more than 40,000 gallons of water.
It is also unique. The pool is about 50 years old and was built with a concrete structure and stainless steel paneled walls. The floor and steps are Pebble Tec, which had been redone within the last 10 years. That was good news. The pool deck and brick coping were another story, and we knew when we bought the house that both would need to be replaced in the near future.
Before getting to that larger project, I decided to handle a couple of issues before opening the pool for the season: a cracked section of Pebble Tec on a step and failing caulk between the stainless steel wall panels.
That decision taught me several lessons I wish I had known before I started.

A large older pool is not just a bigger version of a small pool
The first thing I learned is obvious in hindsight: scale changes everything.
A 40,000-plus gallon pool is not just “more pool.” It is more water to manage, more surface area to clean, more material to inspect, more time to drain, and more time to refill. Every small task gets multiplied.
When we bought the house, I mentally separated pool work into a few neat categories:
Replace the concrete pool deck and brick coping soon
Keep up with normal cleaning and chemistry
Watch the small Pebble Tec crack on the step
Eventually redo the caulk between the wall panels
That sounded manageable.
Then winter happened. The small crack in the Pebble Tec expanded and delaminated. The caulk between the stainless steel panels was clearly past its useful life. The water was dirty enough that draining and cleaning sounded like a smart reset.
This is where experience would have helped. I looked at the dirty pool and the exposed repair areas and thought, “If I’m draining it down anyway, I might as well drain the whole thing and inspect everything.”
That sounded logical. It was not the best assumption.
With older pools, especially ones with less common construction, the full system matters. The shell, groundwater conditions, hydrostatic pressure, drains, wall materials, finishes, and previous repairs all affect what is safe to do. A Stainless Steel Pool with paneled walls and an older concrete structure deserves a little extra caution before any major water removal.
The pool may look like one big container, but it is part of the ground around it. That matters more than I realized.
Draining the pool taught me the biggest lesson
To repair the cracked Pebble Tec on the step, I needed to lower the water enough to expose the area. Since there is only one contractor in St. Louis licensed to install Pebble Tec for pools, I contacted them and scheduled a time for them to come out.
My thinking was simple. If I was going to have the step looked at, I might as well drain the whole pool and inspect the rest of the Pebble Tec. The water was nasty, the pool needed cleaning, and fresh water sounded like a bonus.
Then I learned a lesson that every new pool owner should hear early:
Draining an in-ground pool completely can be risky because groundwater pressure can cause the pool shell to lift or “float” out of the ground.
That was not something I had on my radar. I had heard of pools cracking, leaking, or needing resurfacing. I had not really thought about the physics of an empty pool shell sitting in the ground.
When a pool is full, the weight of the water helps hold it in place. When it is empty, surrounding groundwater can push upward. If the conditions are wrong, the pool can shift, lift, or suffer serious damage. The exact risk depends on the pool type, soil, groundwater level, drainage, weather, and whether the pool has functioning hydrostatic relief valves.
I was lucky. This did not turn into a disaster. But it changed how I think about pool work.
For future projects, I would not fully drain the pool without first talking with someone who understands the specific pool structure and local conditions. Lowering water to expose a repair area is one thing. Emptying a large in-ground pool is another.
The Pebble Tec repair estimate was a lot!
Once the Pebble Tec contractor came out and looked at the repair, I had a better sense of what I was dealing with. The crack and delaminated area on the step looked bad enough to demand attention, but it appeared to be mostly cosmetic.
After getting the estimate and timing, I decided to tackle that repair myself with hydraulic cement.
The repair itself was fairly straightforward compared with the prep and decision-making around it. The basic work was:
Expose the area by lowering the water
Remove loose or delaminated material
Clean the area well

The hardest part was not physically applying the cement. The harder part was deciding what level of repair made sense.
That is probably one of the biggest mindset shifts I have had as a new pool owner. Not every issue means panic. Not every issue should be ignored either. The trick is figuring out which category each problem belongs in.

The wall panel caulking took much longer than expected
The Pebble Tec crack was only part of the pre-opening project. The other job was redoing the caulk between the stainless steel wall panels.
This seemed like it should be easy.
Remove old caulk. Clean the seams. Tape the edges. Apply new caulk. Pull the tape. Done.
Of course, that is not how it went.
The first problem was finding the right product. I needed a caulk or sealant that could handle underwater use and chlorine exposure. But because the walls are stainless steel, I also had to be careful not to use something that could damage or react poorly with the metal.
That narrowed the options more than I expected. This was not a simple grab-any-tube-from-the-hardware-store situation. The sealant needed to work in a submerged pool environment and be compatible with stainless steel. I wanted to find something locally, so I could get to work right away, but was unsuccessful. The second problem was the sheer amount of prep. There are a lot of seams in a pool this size. Removing old caulk from each one took time. Cleaning each seam took time. Taping each seam took time.
By the time I got to the actual caulking, I was already deep into a project that had stopped feeling quick.
The third problem was my process.
I tried to be efficient and careful, so I worked assembly-line style:
Remove all the old caulk
Clean all the seams
Tape all the seams
Caulk all the seams
Remove all the tape
That sounded smart. It was not.
The caulk began curing quickly. By the time I went back to remove the painter’s tape, some of the caulk pulled away with it. Instead of crisp, clean lines, I got rough edges and areas that needed to be salvaged.
The lesson was painfully clear: remove the tape immediately after caulking each seam.
Not after the whole wall. Not after several sections. Each seam.
That would have taken more focus in the moment, but it would have saved cleanup time and frustration.

The real lesson from our first year with the pool
Our first year as pool owners has been a learning experience in the truest sense. Some lessons were expected, like keeping up with cleaning and water chemistry. Others were not, like learning that fully draining a pool can be risky or that finding the right underwater sealant for stainless steel can turn into a research project.
The step repair worked out. The caulking was salvaged. The pool got cleaned, refilled, and opened. But I came away with a much better understanding of what it means to own a large older pool.
The biggest takeaway is simple: slow down before starting and have fun!
I am still glad we bought a house with this pool. It is big, unique, and full of potential. But it has already taught me that pool ownership rewards patience more than confidence. Next time I reach for the caulk gun, the pump, or the drain valve, I will have a much better plan.
